Four disciplines.
One standard.

Value in period property is rarely created by a single move. It comes from getting four things right. Design, refurbishment, consents, and legal, and being willing to take the time each requires.

Design

Schemes are designed to feel integral to the building. Original mouldings retained or remade, period proportions honoured, layouts reorganised where they need to flow better. We commission bespoke joinery, source natural stone, and choose finishes that age well and photograph honestly.

Refurbishment

We work with a small group of trusted main contractors and specialist trades. Plasterers, stone-cutters and cabinet-makers who understand period buildings as much as we do.

Consents

Much of the uplift in period property hides behind a consent. We work with experienced architects, planning consultants and solicitors to secure the approvals that unlock value. Planning permission and listed building consent where works require it, freeholder licences to alter for internal works, party-wall agreements with neighbours, and the sign-offs in between.

Legal

Many of the homes we acquire come with title quirks, lease issues, party-wall complexities or restrictive covenants. We are comfortable unpicking them, often it is the willingness to take on that work that creates the buying opportunity in the first place.

How a project unfolds

From acquisition
to handover.

Each project begins with a careful read of the building, the title, the planning history and the local market. We move quickly to exchange when the underwriting is right, and slowly through design and detailing when the work demands it.

  1. Source & underwrite: direct, agent and off-market.
  2. Acquire & resolve: title, lease, surveys, consents.
  3. Design: scheme, materials, joinery, FF&E.
  4. Build: tendered to a small panel of contractors.
  5. Sell or hold: staged, photographed and brought to market with care.
